Our commitment is to use Best Management Practices. To this end, we have worked with Audubon Environmental to create a community plan that puts heavy emphasis on environmental protection, conservation, stewardship and education. Bluff Point is a member of Audubon International's Gold Signature Program, its highest standard of environmental commitment. Our goal is to give homeowners and visitors alike a real appreciation of the Chesapeake Bay and Bluff Point’s natural resources.
- Our proposed wastewater treatment facility will have no discharge into the Chesapeake Bay.
- After the first phase of approximately 25 homes, a desalinization plant will serve all of Bluff Point’s water needs, which will not withdraw any water from Northumberland’s fresh water aquifer.
- Stormwater management will meet or exceed state and local requirements and hopefully be a model for future communities.
- Bluff Point is self-imposing a 200’ RPA (versus the 100' as required by the Chesapeake Bay Act) on all but 315’ of the Bay frontage.
- No private homeowner docks will be allowed.
- The shoreline will be stabilized with nourished breakwaters and dunes. Native grasses will be planted along the shoreline and with the sand nourishment will create new habitat for the endangered Tiger beetle.
- All wetland delineations have been completed and confirmed by the US Army Corp of Engineers.
- A Bald Eagle study has been completed verifying no nests on the property.
