Bluff Point has a responsibility to be a good neighbor, a good employer and a good friend to Northumberland County and her citizens and the whole of the Northern Neck.

  • Bluff Point’s land plan has been created to be consistent with the vision of the county as expressed in the comprehensive plan.
  • The Bluff Point Inn and Spa, the Marina and the Harbor Village, its restaurants, shops and chapel will welcome all neighbors and visitors.
  • Employment Opportunities:
    • 210 fulltime equivalent jobs are projected to be needed at project build-out.
    • 141 construction jobs are projected to be needed on average annually during the 15 year build-out.
  • Fiscal Impact – In constant 2009 dollars:
    • Projected real estate tax revenue at build-out is $2.04 million.
    • Projected personal property tax revenue is $170,900.
    • Projected additional costs to the county at build-out is $505,000.
    • Projected net positive revenue at build-out is $1.71 million.
    • At no point in project build-out are costs to the county projected to exceed additional revenue.
    • All roads will be privately maintained.
